SE16 landlord guide
Letting in SE16: Jamaica Road to Canada Water
SE16 spans Bermondsey, Rotherhithe, Surrey Quays and Canada Water, from single houses to large managed developments. Here is what we collect at handover, and what we know about the works nearby.
Assess My SE16 Property
Handover checklist for a flat off Jamaica Road
Many flats along Jamaica Road and the streets off it sit in managed blocks. Before anyone moves in, we collect and test everything below with you.
Keys and fobs
- Every key labelled and tested: flat, building entrance, bin and bike stores, meter cupboard, post box.
- How many fobs exist, who issues replacements, the cost and the lead time. We test each fob on every door it should open.
- Parking permits or bay allocations, if they come with the flat.
Managing agent
- Managing agent, block manager and out-of-hours numbers.
- Building rules for moves (lift booking, permitted hours), deliveries and bikes.
- Any notice the lease requires before a letting, and the agent told that we are the new contact.
- The current service charge and any notified major works (an owner cost).
Contractors and the flat
- Who repairs what: inside the flat (boiler, appliances) or communal (roof, lift, door entry, communal heating).
- Contractors the building requires for door entry, communal heating or fire systems.
- Boiler or heat-interface unit details and service history; appliance manuals and warranties.
- Stopcock, fuse board and meter locations, with readings taken on handover day.
Paperwork on the day
- Gas safety record (if there is gas), electrical report (EICR), EPC and any licence.
- Smoke and carbon monoxide alarms tested.
- An inventory with dated photographs.

Canada Water and Rotherhithe: nearby works, assessed 21 October 2026
A dated assessment. Every row was checked on 21 October 2026 against the sources listed below and will go out of date. We recheck it before each SE16 proposal.
| Site | Status | What it means for a nearby let |
|---|---|---|
| Phase 1: The Founding (186 homes), the leisure centre, 79 homes at Roberts Close, the dock boardwalk | Complete; homes partly occupied | New facilities can be named in a listing. They don’t prove a higher rent for an older flat. |
| Former Printworks and Surrey Quays Leisure Park | Demolished (Printworks frame kept) and hoarded, ready for enabling works | Expect construction traffic and noise once work resumes. We tell residents of facing flats before they sign. |
| Revised masterplan: up to c.4,184 homes, tallest building raised from 138m to 175m (c.49 storeys) | Approved by the Deputy Mayor for Planning, March 2026 | Taller buildings are planned. We don’t promise views or daylight that could change. |
| Next phase, including grant-funded affordable homes in Zone L | Can start on site from 2027 | Agreements of several years should assume building work nearby during the term. |
| Surrey Quays Shopping Centre and Tesco | To stay open in the meantime | Everyday shopping nearby is unchanged for now. |
| Overall programme | No new plots started in the two years to March 2026; a 2033 opening year is “achievable” but the programme is “likely to extend” | We price on today’s surroundings, not future amenities. |
| Canada Water development updates page | No works notices listed when checked | We check again before each proposal. |
For Rotherhithe streets further from the masterplan site, the main question is construction traffic on the way in and out. We check the route from the actual front door.

Transport is specific to the front door
Canada Water is on the Jubilee and Windrush lines; Surrey Quays on the Windrush; Bermondsey on the Jubilee, for the Jamaica Road end. We name the station that fits the address, and any walking time we publish says how it was measured.

We show the costs of each arrangement
Guaranteed Rent and HMO Management split income and responsibilities differently. Our proposal sets out the contract, the vacancy risk, the fees and the costs you keep.
