Guaranteed Rent

How Guaranteed Rent works for your property

We become your tenant, pay you an agreed rent and run the property, with every term in writing before you sign.

For flats and houses in SE1, SE15 and SE16. Below: which properties suit it, what we manage, how repairs work, and what sets the rent and start date.

Which properties are suitable?

Studios to large shared houses in SE1, SE15 and SE16: purpose-built and converted flats, warehouse apartments, terraced houses and licensed HMOs.

What matters is whether it can be let safely and lawfully. We check that:

  • the lease allows a company let or subletting, or the freeholder will consent;
  • your mortgage lender and insurer permit the arrangement;
  • it is in a lettable condition, or we agree the works needed first;
  • a shared house has the right planning use and any licence it needs.

We can’t take a property outside these three postcode districts, or one where a lease or lender won’t consent.

What management is included?

As your tenant, the occupants are ours to find and look after. Included as standard:

  • finding, referencing and moving in occupants;
  • collecting their rent; arrears are our risk, not yours;
  • answering occupants’ day-to-day questions and reports;
  • regular inspections, with a written note to you;
  • arranging repairs and contractor access;
  • working with the managing agent on access, fobs and communal issues;
  • check-outs, cleaning and re-letting between occupants.

Agreements run for a fixed term agreed with you. The written agreement lists everything included and anything excluded.

How are repairs approved and paid?

  1. An occupant or our inspection reports the issue. We log it with photos.
  2. Repairs up to the limit set in your agreement we arrange straight away. Above that, we send you the quote and wait for your written approval.
  3. In an emergency, such as a leak or loss of heating, we make the property safe first and tell you straight away.
  4. You get the invoice with the completed job, so you can see what was done and what it cost.

Damage caused by our occupants is ours to put right. Repairs the agreement assigns to the owner stay with you, as do buildings insurance, service charges and any mortgage. The agreement lists who pays, item by item.

Can a property with tenants qualify?

Yes, we can assess it now, with the tenants in place. An enquiry doesn’t end anyone’s tenancy.

Guaranteed Rent starts once the property is empty: we don’t take over an existing tenancy. We read the current agreement and notice terms with you and plan the start date around them.

Prefer to keep the current tenants in a shared house? HMO Management can take over the running of an occupied house instead.

What sets the rent and the start date?

The rent starts from what your property would realistically let for today, using dated achieved rents for similar homes nearby. We then allow for the costs we carry (furnishing, cleaning, routine maintenance and any bills we include), the empty periods and arrears we take on, and the length of the agreement. The proposal shows the figure and how we reached it.

The rent starts on the day we take the keys. That day depends on:

  • the property being empty;
  • current gas safety, electrical (EICR) and energy (EPC) certificates;
  • any licence the property needs;
  • lease, lender and insurer consent;
  • any works we agree should be done first.

What happens during the assessment?

  1. You tell us the postcode, bedrooms and what you have in mind. It takes about two minutes.
  2. We contact you to ask about the lease, who lives there now and the condition.
  3. We check the council, licensing, planning use, listing or conservation status, and dated comparable rents.
  4. We view the property: room sizes, condition, heating, ventilation, safety and access.
  5. You get a written proposal: rent, term, start conditions, who pays for what, and the next step.

The assessment is free. Nothing is binding until we both sign the agreement.

Prefer to keep the rental income yourself?

HMO Management lets you keep the rental income, with a different fee structure. It does not guarantee your income.

Our obligation to pay you is a contract, not insurance. Your proposal names the contracting company, so you can check who you are agreeing with.

Start with your property, not a postcode average.

Share the postcode, bedrooms and your plans, and we’ll explain what we need.
