Letting rooms in SE15: income against costs
Peckham and Nunhead have their own character and transport. We assess SE15 properties by full address and layout, and show the room income next to the costs.

Shared-house comparison: room income against costs
Illustrative figures for a five-bedroom house share in SE15, dated October 2026. They are not market evidence, an offer or a forecast. Your property’s figures come from the assessment.
The example: a five-bedroom terraced house let room by room, each at £850 a month including bills, under HMO Management. The owner keeps the income and pays the costs.
| Item | Per month | Per year |
|---|---|---|
| Room income at full occupancy (5 × £850) | £4,250 | £51,000 |
| Allowance for empty rooms (3 weeks a room a year) | −£245 | −£2,940 |
| Rent expected to be collected | £4,005 | £48,060 |
| Bills included: energy, water, broadband | −£650 | −£7,800 |
| Council tax (the owner pays when let by the room) | −£160 | −£1,920 |
| Management fee (assumed for illustration, inc. VAT) | −£580 | −£6,960 |
| Cleaning of shared areas, fortnightly | −£130 | −£1,560 |
| Repairs and maintenance allowance | −£250 | −£3,000 |
| Safety checks, certificates and licence fee spread over its term | −£100 | −£1,200 |
| Furniture and decorating between residents | −£85 | −£1,020 |
| Net before mortgage, insurance and tax | £2,050 | £24,600 |
What it shows: in this example, running costs take about 46% of the headline room income (£23,460 of £51,000). A guaranteed rent offer for the same house should be compared with the £24,600 net figure, not the £51,000 headline, and with the empty-room and arrears risk it takes off you.
Arrears aren’t in the table. Under HMO Management they stay with the owner; under Guaranteed Rent they are ours.
We check the rooms before the income
- Each room’s usable space, storage and furnishing.
- How many residents share each kitchen and bathroom.
- Space to eat, dry clothes and store things.
- Escape routes, fire doors and alarms.
A room that works on a floor plan still has to work for the person living in it. If it doesn’t, we leave it out of the income.
We check permissions before the projection
We confirm the council, licensing and lawful use for the actual address. A previous house share doesn’t prove current compliance. If another council covers the property, its rules apply.

We describe the route residents will actually use
Peckham Rye and Queens Road Peckham are both on the Windrush line, but they aren’t interchangeable. We name the station that’s genuinely convenient, describe Nunhead on its own merits, and don’t publish unchecked journey times.

We start with the current position
Tell us if it’s empty, occupied or being refurbished, and which service you want. If there’s a current manager, we arrange the handover details with them.
